Pune's Real Estate Soars: Over 24,000 Properties Registered in March 2025

    Author: Saumya Kashyap

Pune’s real estate market has once again proven its mettle, showing remarkable resilience and growth at a time when many cities across the country are facing uncertainty. With increasing buyer confidence, rising infrastructure developments, and a steady push toward premium and spacious living, the city has cemented its place among India’s top real estate destinations.

Pune's real estate sector witnessed an unprecedented surge in March 2025, recording 24,430 property registrations, the highest monthly tally in recent memory. This marks a significant 28% increase from February's 19,012 registrations, underscoring the city's growing appeal among homebuyers and investors.

Several factors contribute to this upswing. Ongoing infrastructure developments, such as the expansion of metro lines and improved road connectivity, have enhanced the city's livability. Additionally, Pune's relative affordability compared to other major urban centers continues to attract a diverse range of buyers.

A notable trend is the rising demand for premium housing. Properties priced above ₹1 crore have gained popularity, with their share in total transactions increasing from 14% in February 2024 to 16% in February 2025. This shift indicates a growing preference for upscale living spaces, reflecting changing lifestyle aspirations.

Moreover, there's a discernible move towards larger homes. The share of apartments exceeding 800 sq ft rose from 24% in February 2024 to 32% in February 2025. This trend suggests that buyers are prioritizing spaciousness, possibly influenced by the continued prevalence of remote work and the desire for multifunctional living areas.

Geographically, central Pune, including Haveli Taluka, Pune Municipal Corporation (PMC), and Pimpri Chinchwad Municipal Corporation (PCMC) remains the hub of residential transactions, accounting for 76% of the market in February 2025. However, emerging developments in other parts of the city are beginning to cater to the evolving preferences of homebuyers, offering a variety of options to meet diverse needs.

The sustained growth in property registrations and the increasing demand for premium and spacious homes underscore Pune's position as a resilient and attractive destination for homebuyers. With ongoing infrastructure projects and a robust economic environment, the city's real estate market is poised for continued growth in the coming months.

As the city continues to evolve, both in skyline and sentiment, Pune’s housing market is thriving. Whether you're a first-time buyer, a seasoned investor, or simply someone looking for a better lifestyle, Pune seems to be the place where aspirations are increasingly finding their address.
